Everybody likes to see a house before the renovations start, right? Carol got us a lot of good “before” pictures of tthe Russet Valley property in Cedar Park (that’s an Austin suburb) yesterday, while she was checking out the new roof.
This project’s a little different from many of ours, since some of it has already been done or is in pretty good shape. Still, when you are upgrading from a rental to a house to sell, there ARE things you need to do!
At least the roof is good! That’s a start. The floors are also fine. I’d forgotten that we’d put in new floors throughout the house. There’s no damage to the bathrooms or walls that we have to repair, and the lawn just needs some trimming up and weeding.
What we will need to do includes these things (among others), in my opinion. We’ll see what Carol says:
- Replace damaged wood siding
- Replace the fence (maybe)
- Perk up the kitchen cabinets (the wood is pretty, but it’s very well used)
- Paint all over
- Paint the exterior (it is the same as when we bought it)
- Refresh the lighting (the living room is dark)
- Fix the gutters
- Add a covered porch or pergola to the back(?)
That’s a lot, but not as much as many of our rehabs. We now have the funding all lined up for the rehab, too! Let’s see how quickly we can get this one on the market!

Enjoy these pictures that document what we need to do to the Russet Valley house. It’s always good to take before photos on a gloomy day, too. Makes them look terribly “before.”
- Needs some clean-up, but the hedge adds privacy to the corner lot.
- There is a LOT of old fencing here,
- But, it’s sure not a helpful fence.
- This is the siding that needs work.
- A power wash and some weeding would help this.
- You can see the previous residents added a blind to keep su off the back door (which is new). A back porch would help.
- The cabinets have lost their finish.
- Something should be done about the lighting.
- The portable island helps in the kitchen. The appliances are very clean, because Martha likes clean appliances.
- That’s interesting.
- The house has a really cool fireplace, and it works.
- Nice floors. Door to the right goes to the master bedroom.

That’s a nice house. It just needs some updating to make it better. First, I’d get rid of that fence and not replace it. The back does need some shade. A pergola would be nice. Wood slats on the top could be angled to provide some shade , and large planter pots placed at the support posts could be planted with some kind of climbing, flowering plant. Of course then you’d have to put down a concrete patio. But the concrete could be stamped to look like stone and tinted a color. The kitchen needs a nice backsplash, and maybe paint and antique the cabinets a pretty color.
