Long time no type, right? We’re around, though. Carol is busy doing her work as a real estate agent (some of it for us!), Russell and Sue Ann are busy earning money while working from home offices, and Lee is busy buying, selling, landlording (not a fun job right now), and watching the market. We haven’t done much as a team, because we are still evaluating what, if anything, we want to do with Hermit Haus Redevelopment.
Hermits’ Rest Enterprises (which is Lee and Sue Ann) has a few active projects, however, and more to come. We will update you on them in the next few days. We will start with one we are doing together, the house on Columbine in Plflugerville. This was a house Lee and Sue Ann bought when they first started working on houses. Of course, Carol was our Realtor! It’s been a great rental property for many years and has quietly been becoming more valuable.
Sue Ann explains:
We had tenants in the house who wanted to buy it, but sadly, one spouse passed away and the other one just didn’t want to live there anymore. We decided to put the house on the market, because that fits in with our current strategy of divesting of our rental properties. We had many competing offers the very first day! Whee! Isn’t that exciting? We accepted a cash offer for more than the listing price. You know what happened next.
The inspection showed that the house is not level. Nope, it’s in Pflugerville. Houses don’t stay level there. The soil shifts. But, of course, the cash buyer canceled. These days, we expect this.
Luckily, the second highest offer, who have a very cute dog and wrote us a nice letter, stepped in and we have accepted that offer. It’s also above listing price. We said, “Sure!” Now let’s see how this one goes.
If you want to make a backup offer, we will be happy to entertain one! These houses are NOT that hard to get back to level.
