History of the Rehab
Yes, we had two houses on the same street!
While we were working on Meadow Arbor 1, the folks across the street got to talking to our contractor, Frank. The owner showed him the house, and explained exactly why it was sad. Sure enough, he had to get out of it quickly, because his wife had been transferred and they had to move soon. He had started to fix it up and sell it himself, but no longer had the time. The roof was in bad shape, and the central air conditioning didn’t work (thus you see window units in these pictures), so a retail sale wasn’t in the cards. There was obvious pride of ownership here–the house wasn’t dirty and the interiors were in good shape.

BEFORE: This house also has a very tall fireplace. We hope someone other than Frank has to paint it.
One of the things we promise to the people we buy houses from is a quick closing. Time was running out for this owner, and all he wanted to do was get out with enough to pay off the house so he could join his wife in a new city. Frank and his team quickly looked at the house to estimate the repairs needed, so we’d know if we could make a profit if we bought it and finished the rehab.
The answer was yes, the house is another good fit for us, like its neighbor was. Carol made him an offer the day she was in San Antonio to get Meadow Arbor 1 ready to list, and he accepted. We closed on the property June 21, just three weeks after the offer. Like we promised, a quick closing!
This is great for us, two houses on one block, and Frank’s crew can have a little break and then start right in on another project.We will share pictures of the renovation here. But first, we must share the “before” photos. (You’ll find blog post updates on the project after the “before” pix.)

The house wasn’t in horrible shape, but did need a lot of repainting and neatening up. The secondary bedrooms were obviously the realms of little girls who liked pink and purple! This gallery shows the before pictures. When we’re done, we’ll share “after,” but in the meantime, you can follow along with our updates, at the bottom of the page.
