Houston area wholesale buyers! Check out our property in Angleton, Texas! It’s ready for your rehab to sell or rent. There is quite a bit of deferred maintenance, but it mostly appears to be cosmetic.
If we had a team in Brazosport, we’d do this one ourselves!
The house is on a quiet street and is in good condition, though there are some deferred maintenance issues. It has a screened porch (a great benefit in the land of the Mosquito Festival!) and many patio areas, and is on a large pie-shaped lot. There is a two-car attached garage and a two-car detached garage.
To get the house rent ready, it needs:
- A thorough cleaning to remove pet smells
- Paint, inside and out
- New carpet throughout
Trulia estimates the rent potential at about $1600/month. Which puts this house well below the 1% rule.
To flip we’d recommend everything to get it rent-ready and:
- Updating the kitchen and both bathrooms
- Replacing some of the interior doors, especially the one to the attached garage (to remove the pet door)
While we’re not really familiar with the Brazosport market—despite Lee having grown up there—everyone we’ve talked to has said the renovated house should sell easily for more than $200K, but Trulia’s estimate is a little lower.
